
What to do when a claimable event happens delete?
Note. The policy document will contain a section or sections on claims procedure if something happens which may lead to a claim. It is strongly recommended that you read these sections.
First:
a. Tell your insurance provider as soon as you become aware of the incident, preferably within a few days. N.B. If the claim relates to a situation where you could possibly be sued by a third party for injury or property damage, do not wait for the third party to contact you before telling the insurer.
b. If the claim is for theft, attempted theft or malicious damage, report the incident to the police immediately and, where possible, get a ‘crime incident number’.
c. In respect of third party claims, keep your dealings with the third party ‘low key’. Try not to antagonize the third party but do not admit liability – even if you think you are. Don’t forget, they may be partly responsible themselves. Send all written communications, including writs or summons, to your insurer immediately and without reply.
d. In respect of loss of rent claims only, wait until the tenant is more than one month’s rent in arrears before telling your insurer. This is because the insurance does not ‘click in’ until the tenant is in arrears by this amount. N.B. you must tell the insurer within 48 days (see Part 4 Section 9).
e. In respect of property damage, do not attempt to carry out repairs until approved by the insurer with the exception of urgently required temporary repairs to make the property safe and to prevent further damage, until approved by the insurer.
